Aventura developer launches mixed-use office condo project

Rieber Developments plans to break ground in December and complete the project in 2021

Rieber Developments released plans for 1212 Aventura, a mixed-use development with office condos and senior living.

The Arquitectonica-designed project, at 21290 Biscayne Boulevard, will have 30,000 square feet of retail space, 30,000 square feet of office space, 150 luxury senior living units and a parking garage, according to a release. Cervera Real Estate was hired to handle sales of the office condos, which range from $329,000 for a 670-square-foot unit to $660,000 for a 1,200-square-foot unit.

Rieber Developments, led by Bernardo Rieber, plans to break ground in December and complete the project in 2021, according to a spokesperson. Rieber is also building Ivory 214, a medical and professional office building with a Tapestry Collection by Hilton hotel.

Aventura and the nearby Ojus neighborhood are home to a number of medical and professional office properties, in addition to other medical-oriented real estate. Earlier this year, SilverTree Residential paid $22.9 million for the senior living facility at 2751 Northeast 183rd Street.

A development group is planning West Aventura Town Center, a $200 million, 600,000-square-foot mixed-use development in Ojus that could include an assisted living facility or senior living component.

Last year, Integra Investments completed the final pieces of its $300 million Aventura ParkSquare mixed-use development with a 131-unit luxury condo building, a 100,000-square-foot Class A office component, 55,000 square feet of ground-floor retail and restaurant space, a 45,000-square-foot medical center, luxury senior living and a 207-key Aloft hotel.
